Occupancy – Demand divided by supply. Overall Percentage of hotel occupied with guests for a given period

Average Daily Rate (ADR) - Revenue divided by Demand. The average rate a guest can expect to pay during a specified period of time.

Revenue Per Available Room (RevPAR) - Revenue divided by Supply: Overall utilization of a given property’s supply of rooms. Dollars of revenue per room available in a specified period of time.

Supply - Average number of rooms available during a specified period of time.

Demand - Average number of rooms sold during a specified period of time.

Revenue - Gross dollar income of room sales during a specified period of time.

Upper-Priced includes Luxury, and Upper Upscale properties*

Mid-Priced includes Upscale and Upper-Midscale properties*

Lower-Priced: includes Midscale, and Economy properties*

Hotel Horizons® - A series of reports prepared on a quarterly basis that analyze the historical and expected performance of 65 major U.S. lodging markets, as well as our national summary report of the entire U.S. lodging industry. Hotel Horizons® reports contain ten years of forecast data and five years of historical market performance information. Our historical data is provided by Kalibri Labs. A variety of economic, demographic, and other benchmarking statistics appear in the reports to provide the reader with a deeper understanding of local market conditions.

* Note: the Hotel Horizons® reports are generally released quarterly mid-to late-month of February, May, August and November, and contain the previous quarter's actual information; i.e. the May edition contains the first quarter's data (Quarter ending in March).

Each Hotel Horizons® market report covers ten-year forecasts of supply, demand, occupancy, revenue, ADR, and RevPAR for the upper-priced, mid-priced and lower-priced segments.

Five years of history is provided for over 435 submarkets within our market coverage. Variables displayed include; supply, demand, occupancy, revenue, ADR (hotel collected & guest paid), RevPAR (hotel collected & guest paid), reservations and length of stay. Two years of channel booking segment data are available for each market for three booking types; Direct (Brand.com, Voice, Property Direct, High Discount, Voice), Indirect (OTA, GDS, FIT/Wholesale), Group.

Monthly historical performance data is displayed at the National and market levels. Annual, quarterly and monthly actual performance data is updated as it becomes available. Please Note: Differences between market history and forecast will appear in months where market history overlaps with our current published forecast.

The National Edition Hotel Horizons® report provides a summary of our outlook for the U.S. lodging industry, with separate forecasts for each of six national chain-scale segments (Luxury, Upper Upscale, Upscale, Upper Midscale, Midscale, and Economy), as well as the lodging industry as a whole.
